Details on River Island Ranch (RIR)

  • RIR is located along  2.75 miles of the Rio Grande River's gold medal waters, giving all property owners exclusive fishing rights along this stretch.

  • RIR has a 20-acre island on the Rio Grande with a fishing clubhouse, sleeping cabins, picnic area and tent sites for the enjoyment of all property owners.  In addition, there is 275 acres of open space for owner use.

  • RIR has no build time requirement, at present there are 22 homes nearing completed.  When you choose to build, there is a 1800 sq. ft. minimum with 1200 sq. ft. requirement on the main floor.

  • Property Owner Association Fees are $395 per year plus River Island Ranch Fishing Club membership fee of $500 per year.

  • The developer has provided electric and telephone to each property line.  In addition in all phases that are south of County Road 15 (river phases), central water is available to each parcel.  For those properties that will drill a well, a water certificate will be given at closing.  This water certificate can be used to obtain a well permit from the Colorado Division of Water.  All wells drilled to date have been successful.  The cost of drilling a well is $40 for the first 40 feet and $25 for the remaining feet.  The average cost for wells in this area is between $7,600 - $8,000.

  • The Del Norte Fire protection district provides fire protection.  In addition the developer has provided for them underground cisterns for additional protection for homeowners as well as hydrants.

  • Each property owner is required to install their own septic tank which averages in cost between $3,000 - $5,000.

  • Property taxes are minimal as the ranch is under agricultural status through 2012.  At that point it will be up to the POA to continue this status.  Your taxes on vacant land will be approximately $1.00 per acre.  This makes for very low holding costs.

  • Building permits are obtained through Rio Grande County and the cost is based on home valuation plus a $1,430 one time impact fee.
